Rental Loans are 30 year amortized adjustable rate loans, with options for 5, 7 or 10 year fixed rates.

How It Works 

Rental Loans are ideal for investors who have completed their remodel using one of our Bridge Loans, and are now waiting for their investment horizon to complete while equity and appreciation are gained.

Program Highlights

• 5/1 ARM offers a pre-payment penalty of 3% - 2% - 1%.
• 7/1 ARM offers a pre-payment penalty of 4% - 3% - 2% - 1%.
• 10/1 ARM offers a pre-payment penalty of 5% - 4% - 3% - 2% - 1%

General Guidelines

• Portfolio or Single Asset loans
• 30 year loans, fixed for 5, 7, or 10 years
• Interest only for fixed period
• Min. FICO: 600
• Max LTV: 70-75% (Purchase, R & T, Cash-Out)
• Property Types: SFR, 2-4 units, Condos, PUD's, Townhomes
• Loans to individuals or entities
• Currently lending in CA, CO, FL, GA, HI, ID, OR, NC, SC, TN, TX, UT, VA & WA; more states to come
• Non-owner occupied only
• Stabilized rental properties (leased or soon-to-be leased)
• Bank statements only / no personal income verification
• No DTI requirements for borrower
• Non-Recourse available
• Minimal DSCR requirements
• Lender Fee: $1,195
• No yield maintenance - sliding pre-pay only
